Matterport alternatives in 2026: 7 tools compared on price, export and AI floor plans

Matterport is the first name people think of for virtual tours, and its 3D digital twins are impressive. The catch is the bill: the price rises with every active space, the tour only works while Matterport hosts it, and taking your data out is paid per space.

Most people searching for a Matterport alternative don't need a laser-measured model. They need a walkable tour made with an Insta360, Ricoh Theta or DJI 360° camera, a floor plan and a 3D view buyers can click through, and a link on their own website, at a price that doesn't grow with every listing. This list is for them.

We checked every price on the vendor's own website on 23 October 2026. Full disclosure: PanoCool is ours. We list it first because we built it for exactly this job, then the rest in the order we find most useful.

Try it free: PanoCool has unlimited projects on the free plan, and paid plans start at $9 a month.

At a glance

Of the alternatives we checked, only PanoCool draws the floor plan and builds a 3D view from your 360° photos with AI, and its paid plans are the cheapest of the cloud options. Prices are in the vendor's own currency, checked on 23 October 2026.

1. PanoCool: the floor plan and 3D view, from your own 360° photos

The 3D view of a sample tour in PanoCool's Open House theme. Visitors switch between Walk, 3D view and Floor plan at the bottom left.

PanoCool is a browser-based studio for 360° tours. Its answer to Matterport is AI that does the slow part for you. Upload the photos from any 360° camera, and AI Auto Connect works out where each one was taken, places it on a floor plan facing the right way and links the rooms next to each other, up to 100 scenes in one run (about five minutes for 30).

From there, AI Floor Plan draws each floor with walls, doors, windows, room names and room sizes, and the 3D view raises it into a model painted with your own photos. Visitors spin the model, tap a room to fly into it, and walk between rooms with Street View–style arrows. That is the experience people pay Matterport for, without a fee for every active space.

From photos to a 3D tour: AI Auto Connect places and links the scenes, AI Floor Plan draws each floor, and the 3D view raises it into a model.

Everything else for a finished tour is in the same account:

  • AI photo retouching: remove the tripod, people or clutter, or stage an empty room with furniture, from a written prompt in PanoCool Retouch; blurring faces and plates is free.
  • Google Street View: publish single photos and connected walkthroughs to Google Maps, free and unlimited, with the Street View Publisher, or without the PanoCool watermark on Cool.
  • Tour content: hotspots, popups with video and PDFs, before/after comparisons, background audio, 3D Gaussian splats, and themes for real estate, hotels, construction and resorts.
  • Your brand: custom domains (5 on Cool, unlimited on Super Cool), your own logo, password protection, and White Label on one domain for all your tours.
  • Your files: download any project as a website to host yourself ($9 per project on Cool, included on Super Cool).

Prices: the free Hobby plan has unlimited projects and panoramas with 500 MB of storage. Cool is $9 a month or $90 a year (50 GB, 80 AI edits a month). Super Cool is $39 a month or $390 a year (250 GB, 400 AI edits a month, 360° video, multi-language tours, collaborators, unlimited exports). Tour views are unlimited on every plan. The AI features cost one AI edit per scene, and extra edits come in packs (200 for $24). See every plan.

What it doesn't do: the room sizes come from photos, so they are estimates, not survey measurements. And there is no importer for Matterport spaces; you bring your original 360° photos.

Best for: real estate agents and photographers with a consumer 360° camera, agencies that want their own brand on every tour, and anyone who also publishes to Google Street View.

2. Kuula

Kuula is the most popular cloud platform among 360° photographers. Basic is free, with up to 300 posts and 100 uploads a month. Pro costs $24 a month or $20 billed yearly ($240), and adds floor plans, your own logo and Google Street View publishing. Business is $48 a month or $36 billed yearly ($432), with a custom domain. Tours play on Meta Quest headsets.

We found no way to download a tour to host it elsewhere; you can download the original panoramas. Kuula lists no AI tools for linking scenes or drawing floor plans.

Best for: photographers who want to publish fast and value its community.

3. 3DVista

3DVista Virtual Tour Pro is desktop software for Windows and macOS with a one-time license of $499. Hosting starts at €99 a year, or you export the tour as HTML5 to your own server at no extra cost. It is the most complete of the classic tools: floor plans, VR, Street View, and a Connect Panoramas option that links scenes automatically. Your own branded viewer costs €250 more. Expect a steep learning curve.

Best for: professionals who make many tours and would rather pay once.

4. Panoee

Panoee has a generous free plan: unlimited projects with 3 GB of storage. Pro is $22 a month, or $200 a year as Pro+, with two custom domains, Street View publishing, floor plans and maps. White label is in Enterprise ($99 a month). Downloading a project to host yourself is a one-time $19 per project.

Best for: people who want to start free with several tours.

5. CloudPano

CloudPano is built for real estate and local businesses. Pro is $22.50 a month billed yearly, for 3 published projects. Pro Plus is $33 a month billed yearly or $49 monthly, and adds white label, floor plans and a dollhouse view; its plan page also lists downloading tours to host anywhere, without stating the terms. Street View uploads are listed at $9.99 each. Its AI is a separate video product, not part of the tour editor. If Street View is the main reason you're looking, see our free CloudPano alternative for Google tours.

Best for: agents who sell tours to local businesses.

6. Pano2VR

Pano2VR is desktop software from Garden Gnome in Austria: €499 for a perpetual license (€400 per extra user) or €360 a year. It gives full control of the player's look, with maps, floor plans, Street View, VR in the headset's browser, and HTML5 output for your own server. Garden Gnome offers no hosting. Its AI image patch runs on tokens (250 free, then €10 per 250) and uploads your images to outside servers. The trial never expires but adds a watermark.

Best for: photographers and studios who want total control of the output.

7. Lapentor

Lapentor is free for 3 projects with up to 15 panoramas each. Premium is $25 a month or $250 a year with no project limit. Downloading a project to host yourself costs $10 per project. It has floor plans and Google Maps, and lists no Street View publishing or AI tools.

Best for: people who want to pay little and occasionally move a tour to their own host.

When you really do need Matterport

Stay with Matterport, or a LiDAR scanner and its software, if your client pays for measurements. Remodeling, architecture, insurance claims and facility management need dimensions you can rely on, and a consumer 360° camera can't give you those. PanoCool's room sizes are estimates for orientation, not for ordering a kitchen.

For most tours people actually ask for (a home for sale or rent, a hotel, a shop, a campus, a construction site's progress), well-shot 360° photos with a floor plan and a 3D view do the job. They cost a fraction of the price, and they work with the camera you already own.

What ten tours cost over three years

Ten live tours for three years cost $270 on PanoCool's Cool plan and $3,240 on Matterport Professional 10. The table assumes yearly billing and the prices checked on 23 October 2026, and lists plans that allow ten tours.

How to move your tours off Matterport

What moves is your photos, not the Matterport tour. If you captured with a 360° camera, keep the original panoramas your camera app exports (2:1 JPGs, also called equirectangular images). Every tool on this list imports them.

In PanoCool it takes four steps:

  1. Export the 360° photos at full resolution from Insta360 Studio, the Theta app or DJI Mimo.
  2. Drop them on pano.cool/design; each photo becomes a scene.
  3. Run AI Auto Connect, then draw the floor plan and build the 3D view. Add hotspots and pick a theme.
  4. Click Share for the link and the embed code, or publish the same photos to Google Street View.
The finished tour: arrows to the next room, the room's name, floor and size at the bottom, and the floor plan following along in the corner.

The Matterport dollhouse and its measurements don't carry over; PanoCool builds its own floor plan and 3D view from your photos. Our AI Auto Connect guide walks through a whole house.

Frequently asked questions

How much does Matterport cost in 2026?

Matterport's free plan has 1 active space. Professional starts at $108 a month, or $90 a month billed yearly ($1,080 a year), for 10 active spaces; 150 spaces cost $585 a month billed yearly. A MatterPak download is $59 per space. Prices from matterport.com/plans, October 2026.

What is the best free alternative to Matterport?

PanoCool's free plan has unlimited projects and panoramas with 500 MB of storage, plus free Google Street View publishing. Panoee's free plan has unlimited projects with 3 GB. PanoCool's AI floor plan and 3D view use AI edits, which come with the Cool plan ($9 a month) or in packs from $24.

Can I get a floor plan and a 3D view from Insta360 photos?

Yes. In PanoCool, AI Auto Connect places photos from any 360° camera, including Insta360, Ricoh Theta and DJI, on a floor plan. AI Floor Plan then draws each floor with room names and sizes, and the 3D view raises it into a model painted with your photos. The room sizes are estimates.

Can I move my Matterport tours to another platform?

Not the tour itself: Matterport tours only play on Matterport. Keep the original 360° photos from your camera and upload them to the new tool. Matterport's paid downloads give you 3D files and floor plans, not a tour another app can open.

Is any alternative as accurate as Matterport for measurements?

No. For measurements you can rely on, use Matterport with its Pro3 camera or a LiDAR scanner. Tools built on 360° photos, PanoCool included, give estimates.

What happens to my tours if I stop paying?

On Matterport, spaces go offline and come back if you subscribe again. On PanoCool, tours go offline too, so download them first ($9 per project on Cool, included on Super Cool). Tours made with 3DVista or Pano2VR are files you keep.

Which Matterport alternatives publish to Google Street View?

PanoCool publishes for free with no limit (with a small watermark on the free plan, or none on Cool). Kuula (Pro), Panoee (Pro), 3DVista and Pano2VR publish too, and CloudPano lists $9.99 per upload.
